1. The Interview
People have many different motivations for selling - corporate relocation, change in number of family members, retirement, etc. When we first meet, I would like to learn your motivation for selling, what your goals are, as well as your desired timeframe.
2. Establishing Listing Price
I will perform a No Cost, No Obligation Comparative Market Analysis for your home, which compares recent sold or pending homes with similiar features in your area. From this analysis, I will determine an estimated price range for your consideration. Setting the Listing Price is your decision. However,
market conditions and your desired timeframe should factor into your pricing decision.
3. Preparing your Home for Showings
Preparing your home for prospective buyers
is a key element in getting the best price for your home. I have a complete list of zero-to-low cost ways you can prepare your home to best impress potential buyers. These ideas will greatly enhance you getting your home sold, in the desired timeframe, for the best possible price.
4. Multiple Listing Service
I will include your home in the Austin Area Multiple Listing Service. This ensures maximum exposure of your home to all of the real estate agents in the Austin area.
5. Marketing Your Home
Selling your home in a manner consistent with your goals requires a plan. I will work with you to establish our plan of action to market your home. Remember, we are competing against all of the other homes that are currently for sale in your price range.
6. Showing Your Home
Showing a home to prospective buyers is one of the most critical phases in the sale process, and one that is often most overlooked. Most of the time, a Realtor will make an appointment before showing your home. It is recommended that sellers leave during the showing, so that buyers can visualize themselves living in the home, are free to give their feedback. Keep in mind that many buyers are from out of town and may not have the luxury of coming back, so flexibility on your part is very important.
7. Presenting Offers & Negotiations
When an offer to purchase your home is made, I will schedule an appointment with you to present the offer. At this point, you may either Accept, Reject, or make a Counteroffer. Usually, a purchase agreement contains a time limit within which we must respond.
8. Under Contract
Now that your home is under contract, there are several requirements on your part which must be met. The purchaser will almost certainly require an inspection. The Buyer's lender will require an Appraisal and the title company will require a Survey. Your home should be vacated, and all repairs completed according to the terms of the contract.
9. Closing
A closing date will be set by the Title company, where both the Seller and the Buyer will sign all the necessary legal documents to transfer title, settle outstanding liens and create a new mortgage for the buyer. Checks are usually disbursed at this time.
